We are all well aware of what happened and what measures were taken to eliminate the consequences: we were informed at all stages &#8211; from the moment of the &#8220;Arrival&#8221; to the reporting on the work performed. Nevertheless, as the year progresses, we would like to restore the chronology of events <strong>as it happened<\/strong>.  <\/p>\n\n<p class=\"wp-block-paragraph\">A year ago, the terrible news about the arrival of the Sea Symphony spread around the world &#8211; literally and figuratively. The geography of our neighbors covers almost all continents of the Earth. Words of support, calls and letters from concerned co-owners came around the clock.  <\/p>\n\n<p class=\"wp-block-paragraph\">In addition to the owners of the affected premises and the Management Company&#8217;s team, Odesa municipal services were involved in the initial emergency response and restoration work. The Red Cross International Organization provided humanitarian aid: hot meals and construction materials (one letter of condominiums for each affected building). <\/p>\n\n<p class=\"wp-block-paragraph\">The management company faced challenges that it had never had to deal with before, namely:<br\/>&#8211; part of the building was destroyed, the explosion hit the load-bearing floor slab;<br\/>&#8211; more than 20 rooms had missing exterior walls, broken windows, and damaged aluminum facade system (a significant number of hidden defects were later discovered);<br\/>&#8211; damaged internal engineering systems: heating, sewerage and ventilation;<br\/>&#8211; all the work was carried out in a difficult winter period;<br\/>&#8211; at the same time, the situation was mitigated by the unity and mutual support of neighbors.<\/p>\n\n<p class=\"wp-block-paragraph\">The work was carried out by all services of the complex and included:<\/p>\n\n<p class=\"wp-block-paragraph\">&#8211; constant interaction and information support for all residents and owners;<br\/>&#8211; documenting the consequences of the &#8220;Arrival&#8221; in the SES, the National Police, the military, municipal utilities, departments and administrations;<br\/>&#8211; conducting construction examinations: on the bearing capacity of the building, the suitability of facade systems (aluminum and &#8220;wet&#8221;) and window structures for further operation;<br\/>&#8211; emergency and dismantling works, including those involving high-altitude specialists;<br\/>&#8211; emergency restoration of the performance of in-building engineering systems;<br\/>&#8211; closing the building&#8217;s thermal circuit and cutting off cold zones;<br\/>&#8211; after receiving expert opinions and defect reports, holding a tender for the selection of contractors to restore the facade systems of the complex;<br\/>&#8211; calculation of the cost of restoring the building&#8217;s performance, including residential characteristics, per 1 sq. m of the total area of all premises of the complex. The calculation includes only the cost of restoring the facades and in-building engineering systems. Restoration of the commercial attractiveness of the premises themselves remained the responsibility of the owners of the affected premises;<br\/>&#8211; search and attraction of borrowed and raised funds, which allowed to spread the fundraising for the restoration work over time;<br\/>&#8211; a long process of restoration work, during which previously hidden defects were revealed. Additional scope of work was included in the existing contracts, which affected the timing of fulfillment of obligations.    <\/p>\n\n<p class=\"wp-block-paragraph\">As of today, full restoration is not yet complete. Weather conditions and unstable power supply do not allow for a detailed inspection of the second bay window. There are also a number of unresolved defects and damages inside the affected premises by the owners of the premises, which reduce, and sometimes make it impossible for neighbors to live comfortably and generally increase the operating costs of the complex (in particular, the heating system).  <\/p>\n\n<p class=\"wp-block-paragraph\"><strong>We are grateful to everyone who helped us overcome these difficulties with words and deeds.<\/strong><br\/>The management company &#8220;Sea Symphony&#8221; makes every effort every day to ensure that your property, your real estate and your stay in the complex &#8220;Sea Symphony&#8221; are comfortable and safe.<br\/><strong>For your part, we ask you to fulfill your obligations and make timely payments for the services rendered.<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\"><strong>Sincerely, the team of the Management Company &#8220;Marine Symphony&#8221;<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\"><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Dear owners of premises in the Sea Symphony complex!
